The approved scheme at 530 Sansome Street puts the hotel inside a three-storey podium. The ground level carries a cafe, the hotel arrival room and the office lobby. The second floor carries more hotel space and a 4,000-square-foot restaurant overlooking Washington Street. The third floor carries the hotel lobby, the top floor of that restaurant, two meeting rooms and a ballroom.
The entitlement drawings publish those rooms. No operator has priced them.
Two hundred keys on floors four through 15
The hotel holds about 200 rooms across floors four through 15 of the 41-storey tower. Hotel space accounts for 230,100 square feet of the roughly 649,500 square feet in the building. Office space occupies floors 16 through 41, with employee amenities on the 16th and 17th floors. Parking covers 74 cars and 104 bicycles.
Skidmore Owings & Merrill designed the tower. It rises 574 feet with seven setbacks across 41 floors. Pastel-green metal panels sit alongside a three-storey podium clad in thicker fluted metal panels.
The meeting-space figure carries a 2025 date
The May 2025 filing set meeting space at 10,100 square feet. The October 2025 approval record publishes the two meeting rooms and the ballroom and no total.

No operator, no brand, no sales contact
No hotel brand and no operator are published for 530 Sansome. A group sales office follows an operator. The record carries no rate, no minimum stay, no commission schedule and no contract terms.
Where the milestones place a first group date
The Planning Commission was scheduled to consider the project for approval on or after 17 July 2025. The Board of Supervisors granted approval on 28 October 2025. McCourt Partners took an equity stake and joined Related California as co-developer in April 2026.
Related California's preliminary application estimates construction could start as early as 2027, with 3.20 years of work to a 2030 completion. The project team has published no groundbreaking date.
Group space at this address sits past a construction period that has not started. A 2027 or 2028 programme contracts rooms that exist today.
The convention calendar downtown is working from
San Francisco Travel expects 25 million visitors in 2027, up from 24.4 million this year. Visitor spending reaches $10.6 billion in 2027, up from $9.9 billion this year, and overnight visitor volume rises 5.2 percent on Tourism Economics research.
The bureau counts 38 Moscone Center events and more than 656,000 room nights for 2026. The 2027 booking carries 33 events and more than 640,000 room nights.
That business fills the downtown stock that exists today through the years before 530 Sansome opens.
What to ask the developer
Four items sit unpublished: the operator, the meeting-space schedule, the construction start and the financing. A group seller who wants a position in the building asks for the operator's name and the date a sales office opens.
Gino Canori, president and chief executive of Related California, said the partnership with the city and local stakeholders is ready to deliver the project and a modern fire station. Jordan Lang, president of McCourt Partners, said the joint venture reflects the firm's conviction in the city's recovery.
