Black Box at Market and Gough: What a Group Seller Can Quote

Artists Hub on Market puts a black box theater and rehearsal studios at 1687 Market Street, with completion expected in 2028. The current plan publishes no seat count, rate or operator, so group sellers hold the venue as a 2028 addition and sell the eight venues and five hotels inside a mile.

The programme a group seller can quote

Mayor Daniel Lurie broke ground on Artists Hub on Market at 1687 Market Street on 28 July 2026. The Office of the Mayor release describes 94 affordable homes for artists, arts workers, arts administrators, production-related arts and entertainment workers, and their families. The investment is $140 million, carried in significant part by a $100 million private philanthropic gift.

The arts programme sits below the housing. The release names music and dance rehearsal and practice studios, a black box theater, and programmatic and office space for Artists Hub on Market. SF YIMBY reported the ceremony on 10 August 2026 and records a neighborhood cafe at the corner of Market and Gough Street.

The measurements on the record

SF YIMBY gives the current plan at 151 feet tall and 104,440 square feet of building area. About 80,000 square feet is housing and 19,330 square feet is arts activity. The tower holds 110 secured bicycle spaces, reduced from 124 in the filing of February 2026.

The current plan publishes no seat count for the theater and no capacity for the studios. SF YIMBY reported an 85-seat black box on 17 February 2026 for the earlier scheme. Keep a seat count out of a proposal built on the 2026 plan.

Room blocks around a performance night

Rehearsal studios and a theater share one address in the current programme. The record publishes no venue operator, no rate card and no performance calendar, so a group seller cannot yet price a block around a performance night.

Three dates are published. SF YIMBY gives completion by Spring 2028 and the Office of the Mayor release gives 2028. The City launches the Artist Housing Certification Program in early 2027 and anticipates the housing lottery for the project in early 2027. Both are housing functions.

The Artists Advisory Group will shape the citywide certification process and give input on how the arts amenities are programmed. The release names the group and publishes no booking route for any venue in the building.

Four districts at one address

The release places the site in the Hub neighborhood, at the crossroads of Hayes Valley, Civic Center, the Mission District and the Castro. A group day draws on all four on foot. Every distance below is straight-line, computed from OpenStreetMap coordinates for 1687 Market Street at 37.77277, -122.42194.

What sits inside a mile

Eight cultural venues and five hotels fall inside one mile of the door. SFJAZZ Center at 201 Franklin Street is 0.25 miles out. Davies Symphony Hall is 0.35 miles and the War Memorial Opera House 0.40 miles. Herbst Theatre is 0.47 miles, the Orpheum Theatre at 1192 Market Street 0.59 miles, the Asian Art Museum 0.61 miles, the Strand Theater 0.68 miles and the Golden Gate Theatre 0.90 miles.

The hotels are Hayes Valley Inn at 417 Gough Street at 0.30 miles, Inn at the Opera at 333 Fulton Street at 0.41 miles, Hotel Whitcomb at 1231 Market Street at 0.53 miles, San Francisco Proper Hotel at 1100 Market Street at 0.76 miles and Hotel Kabuki at 1625 Post Street at 0.95 miles.

Reaching the door without a coach

Four rail stations sit on Market Street. Van Ness station is 0.22 miles from the door, Church Street station 0.55 miles, Civic Center station at 1150 Market Street 0.63 miles and Powell Street station 1.17 miles.

SF YIMBY records 110 secured bicycle spaces in the current plan. The release lists secured bicycle parking among the building amenities.

The pre-opening clock for a seller

Sell against the set that books today inside the mile. Quote 104,440 square feet of building area and 19,330 square feet of arts activity. Quote no seat count, no rate and no cafe operator. Hold the theater and the rehearsal studios as a 2028 addition to a programme.
