Dogpatch's Building 12 Anchors a Group Offsite Cluster

Building 12 holds a 40,000-square-foot market hall, 14 tenants and 11 outdoor courts arriving beside it, 731 metres from Caltrain and two miles from Moscone.

Forty thousand square feet under one roof

Building 12 at Pier 70 carries a ground floor of about 40,000 square feet laid out for retail, events and a maker hall. The project’s leasing brochure puts a mezzanine at about 800 square feet of programming and private-event space and the second floor at about 35,000 square feet of maker studios. A third floor adds about 70,000 square feet of office.

The same brochure lists 140 car spaces and 78 bike spaces in the building. It labels every area an approximation and subject to change.

Six thousand people in nine days

The building has a crowd record. The Port’s June 2025 project update records The City Canvas: A Paint the Void Retrospective, held inside Building 12 from 22 to 30 January 2022, with close to 6,000 attendees over the run. The same update records a two-day preview party in August 2024 that used every tenant, with performances by Bandaloop and art by the Noonan Artists and the 3rd Street Creative Artery.

The update also logs conferences, concerts and sporting events through 2023. Bay Padel opened in the building in June 2024.

Fourteen tenants and two venture firms

Building 12 carries 14 tenants. Breadbelly bakes, Standard Deviant brews, and both trade seven days a week. Sven Ceramics, Studio Duskus, Zai Divecha, Emi Grannis, Marbled Mint and Scuderia complete the maker roster. Monograph and General Catalyst have signed leases, and General Catalyst will take the entire third floor in 2027.

A planner can move a group from the market hall to a studio floor inside one building. The Chronicle reported in July an exhibition of paintings by the poet Lawrence Ferlinghetti in the building, and the Port’s June 2025 update lists a future Potrero Archives Museum among the options it is exploring.

Eleven outdoor courts beside the building

Bay Padel opened inside Building 12 in June 2024. The club is pouring concrete on a former Pier 70 parking lot for seven more pickleball courts and four padel courts, per the Chronicle. Three indoor courts already operate inside the building.

A waterfront day at one address

One address holds a full programme. The bakery and the taproom trade seven days a week, maker studios sit one floor up, and three indoor courts sit beside the market hall.

Reaching Building 12

Muni’s 20th Street station sits 426 metres from the building on a straight line, and the 23rd Street station sits 497 metres away. Both are stops on the T Third Street line, which runs 6 a.m. to midnight on weekdays and 8 a.m. to midnight at weekends, per SFMTA.

Caltrain’s 22nd Street station is 731 metres away. Chase Center is 1,057 metres. Moscone Center is 3,215 metres, or two miles, and Union Square is 3,837 metres, or 2.4 miles.

A programme based at Moscone Center sits two miles from the door. A programme based at Chase Center sits 1,057 metres from it.

The capacity number no brochure prints

Neither the Chronicle nor the leasing brochure publishes a seated or standing capacity for Building 12. The Pier 70 leasing site lists an events contact for the building. A planner who needs a capacity figure quotes from that contact.

What the housing and office add

Brookfield wants 2,750 homes at Pier 70, up from 2,150, and hopes to start a 300,000-square-foot office building next year. Both sit inside the same 28 acres as Building 12, and the Port Commission and the Board of Supervisors have yet to vote on the revision.

A group programme can book the building now. The courts arrive in phases.
