Mayor Daniel Lurie broke ground on 9 September 2026 at the former Candlestick Park stadium site. The Office of the Mayor release puts full build-out at approximately 270 acres with 7,200 homes, an innovation district of up to 2.8 million square feet of flexible commercial space, 2.5 miles of publicly accessible bay waterfront, 60 city blocks and 100 acres of parks and open space. FivePoint develops the site.
Group contracts signed in the next few years land inside that build. Three published dates, one filed entitlement figure and one unpublished room count set what a group seller can hold.
The first phase carries the ground
The first phase covers seven city blocks and approximately 700 homes, 314 of them affordable. Early stages of the innovation district and ground-floor retail and restaurants sit inside it, with roads and utilities underneath.
The Real Deal reported on 12 September 2026 that the first phase is the only financed section. One hundred and thirty million dollars covers roads, utilities and other infrastructure elements. The same report quotes Walker & Dunlop analyst Alan Ratner at hundreds of millions, if not billions of dollars for the full project.
Credaily attributed the more than $130 million first-phase cost to OCII on 30 July 2026 and put the infrastructure serving the first seven development blocks on a two-year completion window. Houseberry, on 4 August 2026, describes the same phase as seven blocks of streets, sidewalks and utilities with no vertical construction.
Two home counts for one phase
The release says approximately 700 first-phase homes. The Real Deal on 7 August 2026 and Credaily on 30 July 2026 both report 675 units for that phase. A group seller asks the developer which count the contract will carry.
The lodging entitlement sits in a filed document
The release lists shops, restaurants, a hotel and entertainment uses, and it stops there. The land-use table in the Fourth Amendment to the development agreement, filed as an exhibit to Five Point Holdings' Form 8-K on 12 August 2025, sets 130,000 gross square feet of hotel use on the Candlestick Site and 120,000 on the Shipyard Site.
That figure is the district's total hotel allowance. No brand, no room count and no delivery date attaches to it in the public record.
RFP timing against a 2048 build-out
OCII sent a request for proposals to develop, own and operate up to 100 affordable units, with submissions closing 8 October 2026. The procurement covers affordable housing.
Houseberry puts full completion at 2048 and the main park at 2042, a slip of 12 years against the earlier plan. Attribute those dates to that publisher, because no other source reviewed for this piece carries them.
The city divided three large construction phases into seven smaller ones, which cut the capital each step needs, according to OCII Executive Director Thor Kaslofsky. OCII also moved 2 million square feet of development entitlements from the Hunters Point Shipyard project to Candlestick.
Hotel capacity within reach of the site today
OpenStreetMap lists ten hotels within six kilometres of the former stadium footprint at 37.7136, -122.3860, read on 25 September 2026. The nearest is the Mylo Hotel at 2,193 metres, or 7,193 feet, on a straight line. The other nine sit between 4,521 and 5,988 metres along the Sierra Point Parkway and Veterans Boulevard corridors in Brisbane and South San Francisco, with three Mission Street addresses. Road distances run longer than every figure listed.
Questions to answer before you hold dates
Ask for the seven-phase sequence and the land-sale schedule. The groundwork precedes a land sale to developers who build each phase, so the party that signs your contract may not own the block at delivery.
Ask which block the event space sits on, whether the two-year infrastructure window covers your dates, and for a written room count the developer will stand behind.
