Group Access at Divisadero and Oak Changes From 19 October

Street and sidewalk closures begin 19 October 2026 at Divisadero and Oak, and the published record carries no end date. What a group planner holds, confirms and logs before a coach movement enters the block.

Street and sidewalk closures at the northeast corner of Divisadero Street and Oak Street are scheduled from 19 October 2026. San Francisco Public Works issued the closure permits. Hoodline reports the developer as Greystar, a South Carolina company that took over from 4Terra Investments and supplied the institutional financing.

A group programme that touches this corner meets a fence line on a full block frontage for the length of the work. The published record carries one date and leaves the schedule after it open.

The Single Date the Record Publishes

Nineteen October 2026 is the start of the street and sidewalk closures. No source in this file publishes a closure end date, a construction duration or a phase sequence. The building that follows is eight stories and 85 feet tall, and BDE Architecture holds the design, per SF YIMBY.

A planner can hold that one date and treat every later date as unconfirmed.

The Block a Group Has to Get Around

The site spans 0.93 acres across five merged assessor lots at the northeast corner of Divisadero and Oak, per the San Francisco Planning Department. SF YIMBY describes the parcel along Divisadero between Oak and Fell as covering 0.79 acres. Both readings put a long Divisadero frontage inside the work zone, and both put the Panhandle two blocks away.

The Wiggle bicycle route runs along the same block, per SF YIMBY. A coach or a walking group that crosses Divisadero at Oak Street or at Fell Street meets the perimeter.

Loading and Set-Down on the Perimeter

The finished building holds a 24-car garage of 8,480 square feet and parking for 144 bicycles. The ground floor holds a lobby, a fitness centre, a lounge, parking and retail. No part of the published file gives a coach set-down point, a loading bay dimension or a kerbside plan for the construction period.

That gap belongs in writing before a date is confirmed. Ask the venue or the operator on the block for the arrangement it will use.

Transit That Keeps Running

The 24 Divisadero trolleybus runs the corridor 24 hours a day. Overnight service shortens to Owl trips on the All Nighter network. Group arrivals on this corridor do not depend on the road work stopping.

The Divisadero Farmers' Market runs year-round on Sundays in the California DMV parking lot at 1377 Fell Street. That is an established weekend stop on the same grid, and it sits outside the closure.

The Ground-Floor Retail as a Future Stop

Retail covers 1,850 square feet of the building. The same floor holds the lobby, the fitness centre and the lounge, plus four apartments that face Divisadero Street, per SF YIMBY.

No tenant is named, and no opening date is published. A planner can log the address as a stop that arrives with the building and hold a current stop elsewhere on the corridor.

What the 203 Homes Change on the Pavement

The building holds 203 apartments, in a mix of 121 one-bedrooms and 82 two-bedrooms. Twenty units are set aside below market rate at 55 percent of Area Median Income, with estimated monthly rents near $1,400 for a one-bedroom and near $1,545 for a two-bedroom, per The San Francisco Standard.

The resident base adds foot traffic to the corner once the homes are occupied. Group programmes that move through the block in the evening should size the pavement for a busier corner over the life of the building.

How the Permission Was Assembled

Developers secured ministerial approval for the complex in late 2024 under California Assembly Bill 2011. The State Density Bonus Law carried the design past the parcel base zoning limit of 131 units, and the team requested two concessions and seven waivers, per SF YIMBY. The SHADE Act lets stalled projects build under the codes in place at their original application. SFist estimates that change saves the project between 5 and 7 percent in construction costs.

Those tools explain how the count reached 203 apartments. None of them publishes a completion date.

The Lodging Set Near the Corner

A straight-line sweep of lodging addresses around the corner, read on 16 October 2026 from a bounded query, returns four hotels inside a kilometre: the Metro Hotel at 319 Divisadero Street at 92 metres, the Casa Loma Hotel at 610 Fillmore Street at 604 metres, The Grove Inn at 890 Grove Street at 676 metres, and the Chateau Tivoli at 1057 Steiner Street at 721 metres.

The sweep publishes no room counts for any of the four.

What to Fix Before a Booking Window

Hold the closure start of 19 October 2026 as the one confirmed date. Confirm set-down and loading with the operator before a coach movement enters a programme. Log the retail bay as a future stop. Track the corner against the venue calendars on Divisadero, because the construction file carries no phase schedule.
