A three-phase build on the Mission BART corner
La Maravilla occupies 1.32 acres at 16th Street, Mission Street and Capp Street, beside the 16th Street Mission BART entrance. Three buildings deliver 382 affordable homes. Mission Housing Development Corporation and the Mission Economic Development Agency co-develop the site, and the first building broke ground on 23 April 2026.
A group programme that bases in the Mission District faces a fenced parcel at the station corner through December 2027.
Phase one runs to December 2027
The developers' timeline page sets the phase-one schedule. Cleaning out of the existing buildings ran from 22 December 2025 to 5 January 2026. Environmental abatement ran from 5 January to 5 February 2026. Demolition of the restaurant and market at Capp Street and 16th Street ran from 6 to 27 February 2026. Construction runs from 2 March 2026 to 6 December 2027. Leasing and occupancy begin 7 March 2027.
The general contractor, the Cahill and Guzman joint venture, sets the working window from 7 am to 3 pm. Cameras run around the clock and a guard covers the week. The project's own pages carry no construction management plan, no coach staging area and no pedestrian diversion route.
Phases two and three hold open windows
Preliminary permits for both family buildings reached the Planning Department in November 2025. Phase two holds 134 homes on Mission Street across 16 storeys and 149 feet, with 1,540 square feet of retail space and 74 bicycle spaces. Phase three holds 112 homes on Capp Street across nine storeys and 84 feet, with 62 bicycle spaces.
SF YIMBY's read of the filing puts the next construction start as early as July 2027 at about $208 million, excluding some development costs. The developers' own FAQ reads July 2027 for phase two in its prose and July 2028 in its schedule table, with phase three in July 2029 and lease-up in late fall 2030 and spring 2031. The FAQ lists funding for both phases as uncommitted.
Getting a group to the corner
The station entrance sits at 2000 Mission Street on the parcel's corner. BART's August 2026 snapshot puts average weekday ridership there at 6,679. Muni serves the station, and a BayWheels dock stands on the southwest plaza.
Valencia Street runs one block west of the parcel. The corridor's restaurants, bars and performance venues sit on that block.
La Maravilla carries no on-site parking. A group arriving by coach needs a staging plan that the project's published pages do not yet carry.
Room inventory inside a mile
Seventeen properties tagged as hotels stand within 0.85 miles of the station on a straight-line measure from the station coordinates. Union Hotel at 2030 Mission Street is 65 metres from the entrance. Krishna Hotel is 72 metres. Frances Hotel at 2084 Mission Street is 147 metres. Hotel Sunrise at 447 Valencia Street is 206 metres. Star Hotel at 2176 Mission Street is 325 metres. Hotel Tropica at 663 Valencia Street is 347 metres. Prita Hotel at 2284 Mission Street is 510 metres. El Capitan Hotel at 2361 Mission Street is 654 metres. Hayes Valley Inn at 417 Gough Street sits at the far edge of the ring, 1,369 metres out.
A group block on this corridor takes a direct call to each property.
Booking windows on the published record
Hold 2026 and the first three quarters of 2027 for a working construction site at the station corner. Hold the fourth quarter of 2027 for phase one delivery and the lettings that follow.
San Francisco Travel's August 2026 forecast gives the pricing backdrop for a 2027 programme: citywide hotel occupancy near 70 percent for 2026 and near 72 percent for 2027, 25 million visitors for 2027 and visitor spending above $10 billion.
Ask the development team for the phase two and phase three construction dates. The filings call those projections, and the group calendar around the corner stays open.
