Henderson Signs an Agora Deal for a 35-Acre Sports Destination

<p>Henderson has an agreement with Agora Realty to buy and redevelop the 35-acre former Fiesta Henderson site. Henderson Reaches an Agreement With Agora Realty on a 35-Acre Site

The City of Henderson announced in September 2026 that it has reached an agreement with Agora Realty & Management Inc. covering the purchase and redevelopment of the former Fiesta Henderson site. The city puts the property at 35 acres near Lake Mead Parkway and Interstate 11, west of downtown Henderson. The plan describes a mixed-use destination anchored by an indoor sports fieldhouse. Agora would purchase the property for $30 million and fund construction of the fieldhouse, then manage and operate it.

The city specifies the fieldhouse at 150,000 square feet. It carries 10 basketball courts, 20 volleyball courts and roughly 10,000 square feet of batting cages, with outdoor sports fields alongside. The Las Vegas Sun reports the identical figures and adds 75,000 square feet of retail and dining space, 30,000 square feet of office space, green open spaces and plazas. A summary of the announcement published by Premier Homes NV puts a 145-room hotel next to the sports complex, with medical office space and a welcome center among the components.

The Hotel Sits on the Same 35 Acres as the Courts

A hotel of 145 rooms is the component that turns a sports venue into a group travel product. Tournament groups book room blocks across Friday and Saturday nights. On this plan the block sits inside the same 35 acres as the courts and the fields.

That layout gives a group organiser one walking route between the block and the courts, with the restaurants, retail and public spaces on the same parcel. Agora will retain ownership of the project, per the Las Vegas Sun, and the fieldhouse and the surrounding commercial components come under one operator.

Tournament Demand Was the City's Stated Objective

The sports framing predates the Agora agreement. Henderson approved the acquisition in December 2022 with plans for a multi-use indoor community sports facility built to draw national, regional and local tournaments. The city manager at the time projected nearly $40 million in annual economic impact.

The September 2026 agreement puts private capital behind that plan. Agora funds construction of the fieldhouse and takes on construction, management and operating responsibility for the surrounding commercial development. Henderson keeps an economic development objective for the site and moves the build and the operating risk to the developer.

The 2022 Purchase and the Money Behind It

Henderson bought the site from Station Casinos in December 2022 for $32 million through its Redevelopment Agency. The city's September 2026 release describes $30 million of that as redevelopment funds and $2 million as coming from the city's General Fund. FOX5 on 8 December 2022 described the same $2 million as coming from the city's land fund. The December 2022 date and the split hold in both accounts. The fund label is where they part.

Station Casinos closed Fiesta Henderson in March 2020 at the start of the pandemic shutdowns and announced in 2022 that the property would not reopen. The hotel tower came down that year. The parking garage stayed at the city's request and forms part of the new plan.

What Sits Around the Site

The 35-acre parcel sits at the junction of Interstate 11 and Lake Mead Parkway, west of the downtown Henderson core. The city describes the property as a gateway into downtown and east Henderson and treats the location as a priority redevelopment opportunity.

Tournament organisers can route teams into Henderson and the wider Las Vegas Valley from the interstate. The site sits close enough to the valley's attractions that a group can build an off-day into a tournament trip.

Community Input and the Facility Calendar

Henderson began community outreach on the property's future in September 2023 and collected more than 5,600 survey responses. The published priorities put a tournament sports facility and hospitality-oriented entertainment in the top two, with indoor recreation, gathering spaces, dining, retail and employment also named.

A fieldhouse carrying 10 basketball courts, 20 volleyball courts and batting cages holds more than one event format. Basketball and volleyball tournaments run on separate court configurations, and baseball and softball training uses the batting cages. That combination fills the calendar across more event formats.

Henderson is also developing the Henderson Sport & Social fieldhouse in West Henderson at 3375 St Rose Parkway. KemperSports lists that facility at 180,000 square feet with an October 2026 opening. City releases put it at 160,000 to 180,000 square feet and $70 million. It pairs courts and turf with food and beverage, flexible event space and family entertainment.

The Next Milestone Is a Public Hearing

The purchase and sale agreement and the development agreement still require a public hearing before the Henderson City Council, to be scheduled at a future meeting. The September 2026 announcement establishes an agreement and a plan. Agora has not closed on the property, and construction has not started.

KSNV reported the development at $108 million. The Las Vegas Sun report of the same news conference carries no cost figure, and the city's announcement states no total project cost.
