Mission Rock Phase 2 Puts Group Space Next to Oracle Park

Mission Rock's second phase broke ground in May 2026. China Basin Park takes up to 10,000 people, and the later Phase 2 parcels carry no published date.

Mission Rock broke ground on its second phase in May 2026. The 28-acre district sits across McCovey Cove from Oracle Park on the lot the Giants used for parking. The partnership is the San Francisco Giants, Tishman Speyer and the Port of San Francisco.

A group planner working the ballpark and the waterfront has one district asset with published capacity. The rest of the district's ground-floor space sits in parcels carrying no published date.

The Space With Published Capacity

China Basin Park is the district's five-acre park, designed by SCAPE and opened in 2024. The district's own page states that the park offers green lawns, plazas and waterfront spaces that can host intimate gatherings to large celebrations of up to 10,000 people. The district publishes 415.972.1744 as its contact line.

Five acres and a 10,000-person ceiling are the two numbers a planner can put to a client as stated capacity.

What Is Built and Leasing

The Canyon opened in 2023. It is a 23-storey residential building by MVRDV with ground-floor retail. Verde is the first Phase 2 building, a 23-storey residential tower by Studio Gang with 254 units. Both are leasing, from studio to three bedrooms.

Building G, the Visa Market Support Center, opened in 2024 across 13 storeys. Visa occupies the whole building. Building B, an eight-storey office and lab building by WORKac, reached substantial completion in 2025.

The district's page lists LuxFit and Arsicault Bakery among its retailers, the second marked as still to come. The master plan allows 200,000 square feet of retail.

Which Space Waits

Building E appears in the district table as residential, with the architect and the storey count still to be determined, in Phase 2 planning. The master plan allows 1.4 million square feet of office and lab space. The source timeline puts the Phase 2 residential and commercial assets at 2028.

New ground-floor space in those later parcels carries no published date. Hold the park for the current year and treat later-parcel space as a proposal.

What a Planner Confirms First

Confirm the park's capacity hold and its terms with the district before a client sees a date. Check the Giants home schedule against the requested window. Ask the district for the current phase schedule and the Port for the project forecast. Walk the route from the room block to the park and time it.

Contract what is built.
