A Mission community venue with a rooftop garden joins the group-programme map

The Village is a six-story community building at 80 Julian Avenue near 16th and Mission streets, with a rooftop garden, a courtyard grove and two training floors a group can use.

A Six-Story Anchor Near 16th and Mission

The Village is a six-story building planned at 80 Julian Ave., a short walk from 16th and Mission streets in San Francisco. Its director, Peter Bratt, said the project will break ground in September 2026. Mission Local reported that expectation on 20 May 2026.

Group planners who build Mission district days around community programmes have a date to work toward. The building carries three parts a visiting group can use. Three further floors hold housing.

Three Spaces a Group Programme Can Use

The record names a rooftop, a courtyard and two lower floors as the programmed parts of the building. Each reads as a stop. A programme built around food, land and community enterprise can place one leg of a day inside the building and keep the rest on the surrounding blocks.

The developer is the Friendship House Association of American Indians. The organisation has run its recovery and prevention programme at 56 Julian Ave. for years, a few feet from the site.

The Rooftop Garden and the Courtyard Grove

The rooftop will hold a garden and a children's play area. The courtyard will hold a redwood grove and a sweat lodge.

Those two spaces give a group with a cultural programme its clearest ground-level and roof-level stops. The record publishes no opening hours, no capacity and no access terms for either one.

Training and Incubator Space on the Lower Floors

The first two floors will offer culinary training and tech training, alongside small-business mentorship and an incubator for Native businesses.

The record names no training provider, no culinary school, no employer partner and no enrolled-seat count. A planner who wants a session with the incubator tenants asks the developer for the provider list and the first cohort date.

The third floor will hold a behavioural-health clinic in partnership with the Native American Health Center, which operates at 160 Capp St. between 16th and 17th streets.

The Residential Floors Are Programmed Housing

Floors four and five will hold transitional housing for women who graduate from Friendship House recovery programmes. Floor six will hold a women's addiction-recovery lodge.

Those three floors are programmed housing and are not a bookable group block. The record publishes no room count for them. A filing submitted to the Planning Department on 26 March raised the group-housing unit count from 21 to 36 at the request of the Mayor's Office of Housing and Community Development. That change concerns the housing floors alone.

The Programme Already Running on the Block

Friendship House operates an 80-bed substance-recovery and prevention programme at 56 Julian Ave., a few feet from the construction site. A group that stages a visit on the block can sequence its arrival around that programme.

The record publishes no visiting policy for the programme and no quiet hours. A planner asks before scheduling any stop at that frontage.

Reaching 80 Julian Avenue With a Group

The anchor is 16th and Mission. The BART station at 2000 Mission Street runs four service patterns and connects to San Francisco Muni. BART's August 2026 ridership snapshot puts the station's weekday average at 6,679 riders.

A straight-line measure on OpenStreetMap puts 80 Julian Avenue 848 feet from the station. Julian Avenue itself sits one block from 16th and Mission.

The record publishes no coach set-down point, no loading zone and no group entrance for the building.

What a Planner Still Has to Ask

The capital campaign has raised approximately 90 percent of its target. The developer reports about $74 million raised against $10 million outstanding, drawn from city, state and private dollars. Construction is estimated at 18 to 20 months.

The developer expects to announce a formal groundbreaking date in summer 2026. A September 2026 start plus 18 to 20 months of construction points to a completion window in spring 2028. That window is derived here from the two published numbers.

Five items stay unpublished. They are capacity, rates, a booking process, the training provider and a completion date.
