Turner Construction broke ground on 2 World Trade Center on July 9, 2026. The contractor expects to complete the tower in 2031, according to a release from the office of Gov. Kathy Hochul. American Express will occupy the 2-million-square-foot building as its global headquarters. The tower will rise 55 stories and 1,226 feet at 200 Greenwich Street. Officials did not disclose the total project cost.
What a 10,000-person anchor does to group demand
The completed building will hold up to 10,000 people across flexible workspaces, per the governor's release. That population generates internal meetings, training sessions and boardroom-scale gatherings. Group sales teams that sell Lower Manhattan should open the account now and place the first group block against the 2031 occupancy window.
Ask the tenant's corporate real estate group two questions. Will the building include tenant meeting space. How will the company book off-site meetings during the first occupancy year. The release does not describe conference facilities inside the tower, so those answers carry weight in your RFP.
Room blocks through the construction years
The project will use only union labor for shell, core and core interior work, per the governor's release. The build runs from the July 2026 groundbreaking to the 2031 completion. Meeting planners who book Lower Manhattan hotels during that window should put the construction site on every site inspection agenda.
Ask four questions in writing. Which streets around 200 Greenwich Street close during each phase. What are the permitted work hours, and does the schedule include weekend work. Where will concrete and steel deliveries stage. Which hotel entrances and drop-off lanes stay open to vehicles.
Get the answers into the contract with a noise clause and a relocation clause. Ask the hotel to name the general contractor's community liaison as the contact for schedule changes.
Plan for longer RFP lead times
Submit the RFP two quarters ahead of the dates you want. Request the deposit structure that protects your dates, and ask for attrition terms in writing. Ask the hotel for its construction-phase occupancy forecast before you agree to a rate.
Confirm every answer with the hotel's director of sales in writing. A group of 200 rooms in 2029 needs the phased-delivery terms on paper.
Boardroom-scale meetings
Request the boardroom count, the ceiling height, the natural light profile and the breakout count per floor at every property you inspect. Ask for the day-meeting package and the half-day rate. Confirm the property can hold a half-day booking with a full room reset.
The governor's release lists more than an acre of outdoor space with terraces and gardens, a LEED certification target and fully electric, energy-efficient building systems. Planners who screen venues on sustainability criteria should ask hotels for the same documentation the anchor tenant will require from its office.
The campus context for the itinerary
The tower sits on the World Trade Center campus, beside the memorial and museum and a performing arts center. Kevin O'Toole, chairman of the Port Authority, described the groundbreaking as the fulfillment of the promise to rebuild, restore and remember after 9/11. "A new 2 World Trade Center, overlooking a magnificent memorial and museum and alongside a performing arts center, will strengthen one of our nation's most important centers for commerce, culture and remembrance," he said in the governor's release.
Route group itineraries through the campus, and confirm access restrictions with the hotel and the site team during construction.
