The Gold Building's 354 Apartments Bring a Small-Group Base Downtown

Gershman Partners and Citimark are converting the Gold Building at 151 N. Delaware St. into apartments beside the City Market block. Group sellers get a household base that books late and small, against a downtown inventory of 4,570 committable rooms.

A block that produces small-group demand

Gershman Partners and Citimark are converting the Gold Building at 151 N. Delaware St. into apartments. IBJ reported the plan on 7 May 2024 with 354 units and a cost of about $200 million for the conversion and the adjacent Ohio Street parking garage. Its September 2025 report reads more than 350 apartments, and IndyStar's report of 18 June 2026 reads more than 300.

The households land on a block that books from the Indiana Convention Center and Gainbridge Fieldhouse. Their demand arrives late and small: family occasions, board meetings, moves and medical visits.

The inventory the demand sits against

The Indiana Convention Center facility guide lists eleven exhibit halls at 566,600 contiguous square feet, 71 meeting rooms at 113,302 square feet and three ballrooms at 62,173 square feet. It counts 4,721 hotel rooms connected to the building, 7,175 within a six-block radius and 4,570 committable group rooms downtown.

Visit Indy's connected-hotels page counts 12 hotels and 5,200 rooms on the skywalk system, with the 803-room Signia Hilton Indianapolis to join it, and more than 10,000 rooms within walking distance of the centre.

Supply keeps moving. Bradford Allen's report of 19 March 2026, citing CoStar and Visit Indy, puts the pipeline at more than 1,500 rooms under construction, 3,402 in final planning and 3,220 proposed. CoStar counted 8.1 million room nights in the twelve months to mid-2025, more than 580,000 above the market's pre-COVID peak. The Downtown Indy Alliance snapshot in the same report reads 64.7 per cent occupancy against a US average of 62.4 per cent, with RevPAR of $135.20 and an average daily rate of $209.11.

The Gold Building adds households and no hotel rooms. It sits 1,069 metres from the convention centre, measured straight-line.

What the building offers a small group

The conversion publishes studios to three-bedrooms, a silver facade, new window panelling and about 9,000 square feet of street-level retail in IBJ's May 2024 account, against nearly 8,000 square feet in its September 2025 account. It publishes no meeting space, no event space and no block-booking terms.

The block's outdoor space is Whistler Plaza, under construction on the City Market's west side, where part of the catacombs will be exposed. The Hagerman Group holds a $15.3 million contract for that work and the plaza is due to open by the end of 2027.

A seller placing a board retreat or a family occasion works with those streets. The Aloft sits 128 metres from the Gold Building, Home2 Suites 168 metres and the Hilton Garden Inn 235 metres, all straight-line. Hotel Indy is 318 metres away, the Sheraton City Centre 398 metres and the Conrad 512 metres. The City Market is 87 metres away, and Gainbridge Fieldhouse 624 metres.

The booking window to plan around

Short-window business fills dates inside a quarter. Long-window business commits years out. The conversion supplies the short-window end once households arrive.

Timing inside the year moves the rate. Engine puts the Indianapolis average at $128 a night across 1.2 million observations from May 2024 to April 2026, with October at $134 and February at $107. That is a 32 per cent swing between the year's low month and its high month.

Why the RFP calendar follows the leasing schedule

The conversion publishes no completion date. IBJ's September 2025 report records the $18 million city bridge loan approved by the Metropolitan Development Commission on 17 September 2025 and financing that had not closed. A construction loan closing and a developer leasing schedule are the two documents that carry the milestones for a seller dating room requests.

The items to request

Five items sit unpublished: the construction start and completion dates, the leasing schedule and the residential manager, the retail tenants, the terms for a held block with a shoulder night and a minimum stay, and any use agreement for the plaza. The second phase adds an 11-storey, 60-unit apartment tower where the market's east wing stands.
