The Campus and Its Opening Date
Indiana University Health is building a $4.3 billion hospital campus on 44 acres. The site runs from 12th to 16th streets and from Capitol Avenue to Interstate 65, per Inside INdiana Business. Three 16-story towers hold 864 private inpatient rooms, 50 operating rooms and 380 outpatient exam rooms. IU Health's project page lists 110 care spaces in the emergency department.
Four buildings join the hospital. The Medical Office Building is a five-story mixed-use building for offices, clinical space and retail, per IU Health. The South Support Building carries material management, loading docks and the primary parking area, with 2,600 parking spaces and room for 22 semi-trailers, per Inside INdiana Business. A central utility plant serves the site. A medical education and research building serves IU School of Medicine, and HVS puts that building at 326,000 square feet.
The opening date reads two ways on the health system's own pages. The project page answers its opening question with December 2027, and its summary line reads late 2027. Inside INdiana Business reported the complex about 60 percent complete and on schedule in April 2026.
What the Campus Puts on the Calendar
HVS describes the campus as a source of steady weekday demand for extended-stay and midscale hotels, drawn from medical professionals, faculty, patients and families. The campus combines high-acuity adult care from IU Health Methodist and IU Health University into one location along 16th Street, and IU Health states that every clinical specialty, including the emergency department, moves to the new building.
No publisher puts a number on the meetings, symposia or recruitment programmes the campus will host. The medical education and research building gives the campus an academic programme, and the health system has published no conference or visitor calendar for it.
The campus sits west of the downtown hotel core. Straight-line measures from the mapped IU Health construction feature on the corridor (OpenStreetMap 39.78745, -86.16214) put the Wholesale District hotels at 2.3 to 2.4 km, about 1.4 to 1.5 miles, and the Indiana Convention Center at 2.65 km, or 1.65 miles.
The Rooms a Group Can Hold Today
Indianapolis sells its downtown inventory as one package. Visit Indy's connected hotels page lists 12 hotels and 5,200 rooms connected to the Indiana Convention Center, with the Signia Hilton Indianapolis at 803 rooms and 235,000 square feet of meeting space. Visit Indy's new developments page puts the package at 13 properties and 5,500 rooms under one roof, and carries the Signia and the convention center expansion at an anticipated opening of December 2026.
The convention center's own facility guide counts 4,721 hotel rooms connecting to the Center, 7,175 rooms within a six-block radius and 4,570 committable group rooms downtown. Visit Indy's connected hotels page states that the downtown pipeline takes rooms within walking distance of the convention center past 10,000.
Visit Indy's new developments page dates the pipeline behind the delivery. Motto adds 116 rooms in 2026. Kimpton adds 167 rooms in 2027, and a Westin at Indianapolis International Airport adds 253 rooms the same year. The Ritz-Carlton adds 176 rooms in 2028, and a Renaissance conversion adds 378 rooms in 2028.
Timing an RFP Against December 2027
The 2028 calendar holds the first full year of clinical operation. A programme built around medical, academic or association business lands inside that window, and a group sales team can write the dates now.
Downtown Indianapolis carried 64.7 percent occupancy against a US average of 62.4 percent, a $209.11 average daily rate up 12 percent year over year, and $135.20 in RevPAR up 13 percent, per the Downtown Indy Alliance snapshot built on CoStar and STR data. More than 1,500 rooms were under construction at mid-2025, with 3,402 rooms in final planning and 3,220 rooms proposed. PwC projects 0.9 percent national RevPAR growth in 2026, with upper upscale at 2 percent and upscale at 1.8 percent.
Ask the health system for the average length of stay by service line and for annual inpatient and outpatient volumes. Those two numbers size the room block the campus supports. Ask for the clinic and procedure schedule IU Health expects in the first year, because weekday occupancy follows it.
Ask the hotels for shoulder nights around the clinical week. The Westin, the Hyatt Regency and the Marriott Indianapolis Downtown each sit about 2.3 km from the campus on a straight-line measure, and their room mixes cover a standard corporate block.
Ask Visit Indy for the meeting space inventory inside the connected package and for the convention calendar around the campus opening. Ask the health system for any negotiated rate agreement and for the university's conference schedule.
