A 167-Room Conversion on Pennsylvania Street
Silverstone Development expects the Kimpton at 1 N. Pennsylvania St. to finish by late 2026. IBJ published the developer update on 2 December 2025. The $110 million conversion of the 18-story Odd Fellows building holds 167 guest rooms. IBJ calls the property new-to-market upscale and names Kimpton a luxury-class brand owned by IHG Hotels & Resorts. Visit Indy lists the same address at 167 rooms with an anticipated 2027 opening.
The sales inventory sits on the 15th floor. IBJ reports about 4,500 square feet of ballroom and pre-function space on a double-height floor. Visit Indy publishes a 2,500-square-foot ballroom with pre-function space. Both publishers carry the one room; neither gives seated capacity, reception capacity or a floor plan.
The same level carries three supporting spaces. A board room is planned for meetings. A coat-check area sits inside the plan. A bridal suite offers views of Monument Circle and the northern portions of downtown. Visit Indy names the board room in its own entry. No publisher issues a capacity for any of the three.
Silverstone principal Dale Johns told IBJ the goal for the first-floor restaurant is a full-service concept the public will support. No publisher names the concept. The rooftop bar takes a dedicated elevator and holds more than 300 guests, and IBJ reports a private room inside it. Studio Collective leads the rooftop design, with Mediterranean-inspired aesthetics. A model guest room awaited final approval from Kimpton and IHG at the article date.
The Downtown Connected Package
Downtown Indianapolis publishes its group inventory through the convention complex. The facility guide counts 4,721 hotel rooms connected to the Indiana Convention Center, 7,175 rooms within a six-block radius and 4,570 committable group rooms. The same guide puts 4,717 of downtown's 7,200 rooms on the pedestrian skywalks.
The Center's product breakdown reads 71 meeting rooms across 113,302 sq ft and three ballrooms across 62,173 sq ft. The Sagamore Ballroom carries 33,335 sq ft of column-free space. It seats 2,300 for a meal and 3,400 for a general session, and it divides into seven sections. The 500 Ballroom holds 1,500 in general session and 1,040 at banquet. The Wabash Ballroom seats 600 at banquet and 1,100 in theatre.
Visit Indy's connected-hotels page reads 12 hotels and 5,200 rooms connected. Its new-developments entry expects the Signia Hilton expansion to lift that to 13 properties and 5,500 rooms under one roof. The same page puts more than 10,000 rooms within walking distance of the convention center. It lists the JW Marriott Indianapolis at 1,005 sleeping rooms and 104,482 sq ft of meeting space, inside Marriott IndyPlace, a five-hotel collection of 2,276 rooms. IBJ counts nearly 8,900 hotel rooms downtown, up 1,100 since the pandemic, with another 2,300 rooms if every planned development moves forward. The Kimpton sits outside the published skywalk set.
What No Publisher Carries
No publisher carries a group rate, a minimum block, an attrition clause or a cut-off date for the Kimpton. No publisher carries a seated capacity for the 15th-floor room. The financing is public. A $13.4 million tax-increment financing pledge was secured in 2022 through the city's Department of Metropolitan Development, with an unspecified amount of federal historic tax credits.
Walking Position for a Delegation
Straight-line distances from 1 N. Pennsylvania St. are computed from OpenStreetMap coordinates. Monument Circle sits 217 m away, Gainbridge Fieldhouse 385 m, the Indiana State Capitol 584 m, the Indiana Convention Center 801 m and Lucas Oil Stadium 1,142 m. The Motto by Hilton conversion at 1 N. Meridian St. sits 160 m away. No published document sets a walking route, a coach staging area or a load zone for downtown.
The Window a Planner Books Against
IBJ quotes Johns on a reopening in late autumn or early winter, from a 2 December 2025 interview. Visit Indy dates its Kimpton entry to 2027. A group contracting into the first quarter of 2027 carries both windows until Silverstone publishes a date.
