A Ritz-Carlton and a 4,000-Seat Venue for Indianapolis Group Programs

Fifteen-story, 176-room Ritz-Carlton hotel with 11,500 sq ft of meeting space and a 4,000-capacity Live Nation venue on one 1.8-acre downtown Indianapolis block, with the buyout, room-block and incentive questions group buyers need answered.

One Block, Two Booking Assets

A luxury hotel and a 4,000-capacity music venue rise on one 1.8-acre block in downtown Indianapolis. Boxcar Development LLC broke ground on January 7, 2026. Sports Business Journal places the site just west of Gainbridge Fieldhouse at 230 S. Pennsylvania St.

Boxcar owns both buildings. Sports Business Journal reports Boxcar's combined investment above $350 million. IBJ reports a $400 million project at the same address.

Group buyers get two dated assets. The venue opens first, in fall 2027. The hotel opens in early 2028.

The Hotel Inventory in Numbers

The Ritz-Carlton Indianapolis occupies a 15-story tower. The Live Nation release, Visit Indy, WRTV, TicketNews and Sage Hospitality each report 176 rooms. IBJ's January 8 story reports 170 rooms.

Suite count reaches 33. The Live Nation release lists 30 executive suites, two deluxe or hospitality suites and one Ritz-Carlton suite. IBJ sizes the suites from 400 to 1,500 sq ft.

Meeting and ballroom space totals 11,500 sq ft. That figure appears in the Live Nation release, WRTV, TicketNews, Sage Hospitality and Visit Indy. A third-floor outdoor terrace comes with the hotel. Sports Business Journal reports the patio suits receptions.

Further amenities cover a fitness center and spa, an upscale restaurant, a lobby bar with restaurant space and a private concierge lounge. A two-level underground parking garage serves the block.

Sage Hospitality Group operates the hotel. Sage manages more than 60 hotels nationwide and is the only third-party operator of a Ritz-Carlton.

Buyout Arithmetic Across 176 Keys

A full-property buyout turns on 176 rooms and 33 suites. Boxcar and Sage have published no buyout terms, no minimum-night commitment and no exclusive-use policy. Planners should request all three in writing.

The venue on the same block shapes the buyout case. Sports Business Journal reports it at 80,000 sq ft. Live Nation leases and operates it. IBJ reports the general room holds more than 4,000 guests, that fixed seating sits lower and varies by event, and that premium seating and standing-room space are part of the plan.

The skybridge matters for a buyout. A third-floor pedestrian bridge connects the hotel to Gainbridge Fieldhouse. Guests move between the two buildings through the third floor.

Room Blocks on Event Nights

Two calendars drive demand. Sports Business Journal reports Gainbridge Fieldhouse hosts roughly 250 events a year. Ticketed Pacers and Fever games and concerts fill part of that calendar. Live Nation projects at least 75 live acts a year at the new venue, and Boxcar expects that count to grow.

The venue employs more than 300 full-time staff at a starting wage of $20 an hour. Live Nation employs more than 2,000 Hoosiers across central Indiana.

Ask the hotel for held-room agreements tied to venue dates, for shoulder-night rules and for minimum-stay terms on show weekends. None of those terms appears in the published material.

The Pitch for Incentive and Executive Programs

Positioning for the block comes from the developer. Boxcar's Phil Bayt told WISH-TV that the leisure, group and business markets sit underserved in the Indianapolis luxury segment. He told IBJ the project is a "game changer" for downtown.

Sage chief executive Walter Isenberg gave the operator's read to Sports Business Journal. "There are certainly some really good hotels in downtown Indy, but there has never been a true luxury hotel in the market," he said. He named the arena and the venue as significant demand drivers for the hotel.

Program directors can anchor an Indianapolis itinerary on a luxury flag with a bridge to an arena. Published material does not state which incentive or executive programs have committed rooms. Visit Indy places the hotel three blocks from the Indiana Convention Center.

Downtown inventory around the block supports the pitch. IBJ reports about 18 percent of downtown's nearly 8,800 hotel rooms sit in the luxury class, and that share reaches about 24 percent when the current 2,600-room pipeline completes.

Two nearby additions carry their own dates. IBJ reports the $120 million InterContinental opened on West Market Street in February 2025. The 800-room Signia by Hilton is listed for December 2026 with the Convention Center expansion.

Dates and Documents to Request

Published completion dates for the venue: the Live Nation release, Visit Indy, WRTV, TicketNews and Current Publishing give fall 2027. Sports Business Journal gives late 2027. WISH-TV published fall 2026. Every publisher gives early 2028 for the hotel.

Request the venue's 2027 and 2028 event calendar, door times, load-in windows, the room-block agreement between the venue and the hotel, the hotel's meeting-room capacity chart and the ground-floor tenant for the 18,000-square-foot space between the two buildings. Sports Business Journal reports Boxcar's plan for a high-end restaurant there. WISH-TV reports 18,000 sq ft of retail.
