Waldorf Astoria Miami Lists Meeting Space, No Square Footage

The 205-key Waldorf Astoria inside a nine-cube Miami supertall lists function space, boardrooms and pre-function areas, with no published dimensions and a Q2 2028 completion.

What the developer publishes

The Waldorf Astoria Hotel & Residences Miami will carry 205 guest rooms and suites alongside indoor and outdoor pre-function and function event spaces, meeting rooms and boardrooms. The list comes from the release that announced the groundbreaking on 27 October 2022, and the material published since has not revised it.

The list names room types. It names no square footage, no seated capacity and no count of meeting rooms.

Three cubes for the hotel

The tower stacks nine offset glass cubes at 300 Biscayne Boulevard. The 2022 release places the hotel, its signature spaces and its private amenities inside the first three cubes. The other six carry the private residences.

The group programme therefore sits in the lower third of the building. Guest rooms and function space share a short vertical run. The group also shares an arrival sequence with 387 residential units, and the residences hold their own owners-only lobby and lounge.

Pre-function and function areas

The release describes indoor and outdoor pre-function and function areas. A planner reads that as a reception room that opens to open air, and that widens the options for a welcome drink, a sponsor display or a break.

Miami weather supports outdoor programming across most of the year. The release describes no covered structure, no wind screen and no rain plan. Request all three before signing an outdoor clause.

Boardrooms below 205 keys

Boardrooms appear in the same sentence as the meetings space. A 205-key house supports a small executive programme: a board of twelve, a management offsite, or a two-day sales meeting that needs nothing larger than a breakout.

The residences outnumber the hotel rooms by close to two to one. A 300-delegate conference needs a capacity chart by set-up, and this property has published none. A planner booking 40 rooms and two breakout rooms has a candidate.

Peacock Alley

Peacock Alley, the brand lounge, sits in the hotel amenity list beside a specialty restaurant, a resort-style pool deck with private cabanas and a holistic wellness spa and fitness center.

The release lists Peacock Alley as an amenity and assigns it no group function. Ask the sales office whether the space takes a private buyout.

Event space without a published measurement

No document in the record gives the event space a size. The release gives the tower 1,049 feet over 100 stories, 205 hotel keys and 360 residences, the 2022 count; later material puts the residences at 387. The function areas carry no dimension.

A capacity comparison against another downtown Miami property needs a floor plan. Request a dimensioned plan and a capacity chart by set-up before the property enters a bid.

A group programme that waits for Q2 2028

The developer anticipates completion in the second quarter of 2028. No document sets a hotel opening date, a first-arrival date or a date from which the sales office will hold group space.

Concrete reached the ninth and final cube in August 2026, with the superstructure at level 85 on 23 August. Site signage advertises a top-off in winter 2026. Curtain wall has run through the seventh cube. The work after top-off is envelope, fit-out and commissioning, and the record publishes no schedule for it.

The questions for the sales office

Four answers decide whether the property enters a 2029 programme: the event space dimensions and the capacity chart by set-up; the number of meeting rooms and boardrooms; the opening date and the date the hotel will contract group business; and the buyout terms for Peacock Alley and the outdoor pre-function area.

Add a fifth. Hilton Management Services holds the management contract, so the group contact sits inside the Hilton system. Ask which sales channel owns the group inventory.

What the record leaves open

The record leaves the guest room mix, the rates, the residential price list and the line between residential and hotel service open. The residences' smart-home app runs room service, house car, valet and package delivery through one management contract.

This property has published its architecture and its key count. The meeting inventory arrives when the sales office releases it.
