Design District Gains a Luxury Property for Group Buyers

An 85-key Fouquet's hotel joins 143 residences at 39 NE 39th Street in 2030. Block maths against the key count, five dining concepts and no published meeting capacity.

Fouquet’s will operate an 85-key hotel at 39 NE 39th Street in the Miami Design District, inside a 12-story building connected to a 25-story tower of 143 condominiums, per Commercial Observer. Groupe Barrière owns the brand. The developers are Raycliff Capital, Fort Partners, Miami Design District Associates and Constellation Hotels Holding. Miami Design District Associates joins Dacra, L Catterton Real Estate and Brookfield Properties.

Eighty-Five Keys Sets the Block Ceiling

Eighty-five keys is a single-programme house. A 40-room block takes 47 percent of inventory, on 40 divided by 85. A 60-room block takes 71 percent. Any group above 85 keys needs a second property, and the nearest luxury names sit at 0.3 miles.

A house this size carries one group at a time, and that group holds most of the building.

The Dining Programme Is the Group Asset

Commercial Observer reports Fouquet’s will lead five dining concepts at the address. The fact sheet carries a rooftop bar, a catering kitchen and an entertaining suite among the amenity spaces. The brand opened on the Champs-Élysées in 1899, and Groupe Barrière, founded in 1912, owns it today.

For an incentive programme, the dining programme carries the evening. It sits inside the room block.

The Amenity List Carries No Capacity Chart

Fort Partners puts indoor and outdoor amenities above 40,000 square feet, served by Fouquet’s hospitality. The fact sheet names a 70-foot rooftop pool and bar, a fitness centre, an executive lounge, a media room, a golf simulator, a meeting room, an entertaining suite, a catering kitchen, and men’s and women’s spas with sauna, steam room, cold plunge and jacuzzi.

No source publishes square footage, a divisible room or a capacity chart for any of those spaces. A planner working a general session has no specification to quote. A reception programme has the roof deck, the lounge and the entertaining suite, with no published capacity attached to any of them.

The District’s First Luxury Flag

The project record describes the address as the Design District’s first residential address. The brand’s United States debut came in 2022, with a 97-room house in Tribeca.

The district supplies the off-site programme. Its about page counts more than 200 global luxury brands, among them Hermès, Dior, Cartier, Balenciaga, Fendi and Chanel, and lists Michelin-recognized dining at L’Atelier de Joël Robuchon, which holds two stars, plus Le Jardinier and Côte.

Where the Competing Keys Sit

The project file lists ten projects inside 2.4 miles. The two nearest with hotel names are Kempinski Residences Miami Design District at 0.3 miles, dated to the fourth quarter of 2029, and Anantara Miami Resort & Residences at 0.3 miles, dated to 2030.

The rest of the near set is residential: Jean-Georges Miami Tropic Residences under 0.1 miles for 2029, MIRAI Design District at 0.2 miles and under construction for 2028, The Ursa at 0.2 miles for 2029, Sweetbird North under 0.1 miles and under construction for 2028, ELLE Residences at 0.3 miles for 2028, and Delano Residences Miami at 2.4 miles for 2031.

None of those publishes a group rate.

The Expansion Under the Hotel

Commercial Observer reports the hotel sits inside the district’s largest expansion since it opened as an open-air mall. In January 2026 the developers filed a special area plan that adds 55,089 square feet of ground-floor commercial space and a 171-space garage beside the condominiums and the hotel.

Dacra and L Catterton bought a 15-building portfolio on the district’s west side for nearly $165 million in 2022, per Commercial Observer. The retail base under the hotel expands with the district.

The Dates a Planner Can Hold

One date holds across the sources: 2030. The project file gives it for opening, and Commercial Observer and the fact sheet carry the same year. Sales opened in April 2026 with prices from $1.8 million, per The Real Deal.

The project file’s status field reads Announced, and its correction note calls the project pre-construction. A milestone line records a March 2026 groundbreaking. The record does not settle that date.

What to Ask Before Holding Space

Group business has no published rate, no block policy, no meeting specification and no hotel sales contact. The sales gallery at 35 NE 40th Street handles residences through Corcoran Sunshine Marketing Group.

Five answers set a programme: the key mix, the meeting and reception capacities, the buyout terms, the food and beverage minimums, and the date the hotel takes its first group. Ask for each in writing, and treat 2030 as a year until the developer publishes a month.
