Brickell Key Rebuild Files 121 Keys and No Meeting Space

Swire Properties and Mandarin Oriental carry 121 hotel rooms, 66 residences and 28 branded residences in the north tower of the Brickell Key rebuild, with 228 homes in the south tower, groundbreaking planned for October 2026 and completion expected in 2030.

Swire Properties and Mandarin Oriental Hotel Group are building the Mandarin Oriental Hotel and Residences at 750 Claughton Island Drive on Brickell Key. The north tower carries 121 hotel rooms, 66 private residences and 28 hotel-branded residences. The taller south tower carries 228 homes.

The development report published Sept. 2, 2026 calls the programme a 294-unit, 149-key development. Both figures reconcile against the tower split. The 294 is 228 south-tower homes plus 66 north-tower homes. The 149 is 121 hotel rooms plus 28 branded residences.

Ask the sales office which count a contract will use.

The island lost 326 rooms

The original Mandarin Oriental hotel carried 326 rooms. The tower came down by controlled implosion on Sunday, April 12, 2026 at 8:30 a.m.

The rebuild returns 121 keys to the same island. A group that used the old house sizes its block against 326 rooms. The new ceiling is 121.

The amenity list carries no meeting room

The report names multiple outdoor spaces with views, pools, private waterfront cabanas, sports courts, a spa, a wellness deck and resident lounges.

It names no meeting room, no conference suite, no ballroom and no pre-function area. It carries no floor area for any amenity space.

Swire and Mandarin Oriental have not submitted commercial plans to public boards. The report gives that reason for the absent commercial square footage and the absent parking count.

A planner should treat meeting space as unconfirmed until a sales office publishes an inventory with dimensions.

One causeway

Brickell Key is an artificial island. Vehicle access runs over a single causeway.

Overflow for a programme comes from the mainland. A 121-key house cannot hold a 300-delegate event, and the spill crosses that causeway.

No document publishes a coach bay, a porte-cochere dimension or a vehicle queuing plan for the new building.

The dates on file

Deep soil mixing began in September 2026. Tower groundbreaking is planned for October 2026. Vertical work follows in 2027, and construction is expected to conclude in 2030.

The issued master building permit for the residential structure carries an estimated cost of $226 million and 1,286,326 square feet of new construction.

No source names a hotel opening month or a date from which group space will be held.

Four questions before a site visit

Ask for the meeting inventory with dimensions and ceiling heights. Ask who controls the amenity deck, the hotel or the residential association. Ask for a group rate, a block policy and a cut-off date. Ask whether the 28 branded residences enter a hotel rental programme.
