Three inventories at one address
Okan Tower will open at 555 North Miami Avenue with 316 hotel keys, 236 condo-hotel units and 163 Sky Residences inside a 72-story, 902-foot building. Okan Group broke ground on 17 June 2022. Florida YIMBY reported on 22 April 2026 that the frame had reached the 50th floor at roughly 75 percent structural completion, with 22 floors to pour and a top-out expected in August.
The 316 keys carry the Hilton Miami Bayfront Hotel name. The 236 units are condo-hotel residences managed by Hilton Hotels & Resorts. The 2022 groundbreaking release calls those units short-term rental residences powered by Hilton Hotels & Resorts.
Okan Group is a Turkish developer, and the 2022 release calls the project the largest Turkish investment in the United States. Behar Font & Partners designed the building with a tulip-inspired facade.
552 rentable units
The hotel keys and the condo-hotel units add to 552 rentable units. That sum is arithmetic on two published counts. The 163 Sky Residences sit outside the figure, because both documents describe them as for-sale homes with owners-only amenities.
A single address with 552 rentable units can hold a block larger than one hotel's key count. The record publishes no block size, no group rate, no holds policy and no date from which a sales office will take a group commitment.
The space the documents omit
Neither the 2022 release nor the April 2026 progress report lists a meeting room, a ballroom or a pre-function area. The amenity list covers a rooftop pool and sky deck with cabanas, a 12th-floor lap pool with clubroom and lounges, four floors of Class A office space at about 64,000 square feet, a 429-space garage, a fitness centre, a yoga studio, a spa with sauna and steam rooms, a children's play room, a technology theatre and a wine cellar.
A group programme needs a room with a published floor area, a ceiling height and a seated capacity. None of the three appears in the documents read for this article. Ask Okan Group for the meeting-space schedule.
The opening date
Florida YIMBY reported on 8 January 2026 that the tower is scheduled for completion in 2028, and that $200 million of C-PACE financing from Bayview PACE completed the capital stack. The 2022 release put completion in 2026.
A group contract needs a date from which the house will hold rooms. The published record supplies a year and a top-out month. Fortune International Group leads sales of the Sky Residences and the condo-hotel units. Ask Fortune International Group and Okan Group for the soft-opening window and the date a sales office will accept a block.
Where the tower sits
Straight-line distances from the address, computed from OpenStreetMap coordinates, put Freedom Tower at 333 metres, Miami Worldcenter at 422 metres, Kaseya Center at 616 metres, Frost Museum of Science at 876 metres, Bayfront Park at 883 metres and the Adrienne Arsht Center at 978 metres. The 2022 release names the Kaseya Center, Frost Museum, Arsht Center and Freedom Tower as nearby cultural destinations.
What one address saves
Two logistics items collapse when the hotel and the overflow beds share a building. A block that outruns the hotel's key count can spill into the managed condo-hotel units without a second coach movement. A multi-day programme keeps registration, storage and staff in one place.
Both gains rest on a term the record leaves open. The April report says Hilton Hotels & Resorts manages the 236 units. It says nothing about rental-pool terms or availability to group demand, so treat the spill option as unconfirmed until the operator states it.
Six questions before the RFP
Meeting space with floor area and seated capacities. A group rate and a commission structure. A block cutoff policy across the hotel and the managed units. A first-arrival date. A coach set-down and luggage plan. A named contact at the sales office.
Send all six before a client sees a proposal. A 552-unit address with a 2028 completion is a line for a 2028 bid.
