What the programme contains
Property Markets Group and Lndmrk Development have started construction on Twenty Sixth & 2nd Wynwood Residences, an eight-story building at 2600 Northwest Second Avenue in Miami. Florida YIMBY reported the start and the financing on 2 May 2026.
The published programme lists 233 residences, 26,000 square feet of ground-floor retail and 32,000 square feet of amenity space across 250,397 square feet. CUBE 3 is the architect, BAMO handles interiors and John Moriarty & Associates of Florida Inc. is the general contractor. Completion is anticipated in the second quarter of 2028.
Those three uses set what a group can hold at this address. The building carries residences, retail and resident amenity space. It carries no guest rooms and no meeting rooms, so a planner finds no bookable event floor here.
The retail podium on Second Avenue
The 26,000 square feet of retail sits at street level along Northwest Second Avenue. ASG Equities, an affiliate of the Gindi family, is expected to retain ownership of the retail component and hold a minority stake in the development. The record publishes no tenant names, no leasing agent and no retail opening date beyond the building's completion window.
The 32,000 square feet of amenity space serves the residents. The record names no operator, no capacity and no booking route for it.
Venues inside 500 metres
Wynwood Walls sits 65 metres southwest at 2520 Northwest Second Avenue, an open-air exhibition of painted walls. The Museum of Graffiti sits 189 metres southwest at 299 Northwest 25th Street. The museum's own site calls it the world's first museum dedicated to graffiti and lists a private event offer beside field trips and tours.
Wynwood Event Center sits 187 metres northwest at 239 Northwest 28th Street, recorded in OpenStreetMap as an events venue. Mana Wynwood Convention Center sits 495 metres southwest at 318 Northwest 23rd Street.
The Mana operator's event-spaces page describes 100,000 square feet of air-conditioned space in two rooms with on-site parking. The Event Hall covers 45,000 square feet, rises 29 feet 11 inches to the roof and holds approximately 5,000 people standing. The Sound Stadium covers 35,000 square feet, rises 30 feet 1 inch and holds approximately 4,000 standing. The same page lists Mana Wynwood 320 at 6,472 square feet with a standing capacity above 400.
Oasis Wynwood sits 501 metres southeast at 2335 North Miami Avenue. Its own site describes a 35,000-square-foot outdoor courtyard, four food concepts operating from shipping containers, an indoor lounge and live performance capability. The venue publishes a private events page and an events calendar.
Every distance here is a straight-line measure between OpenStreetMap coordinates for 25.801573, -80.199217 and the coordinates for each named venue.
The block behind the address
Society Wynwood, a 318-unit co-living project that Property Markets Group completed in 2023, stands across the street. The two buildings place 551 residences on the block by arithmetic. Property Markets Group and Lndmrk Development also launched sales in January for the 244-unit Frida Kahlo Residences elsewhere in Wynwood.
Approximately 72 percent of the residential inventory at Twenty Sixth & 2nd is under contract, and Property Markets Group's in-house team handles sales.
The financing and the permits
Madison Realty Capital and Siguler Guff provided the $126 million construction loan. Miami Building Department records carry the project under 223 NW 26th Street. An excavation, piles, site and soil improvement permit was issued at the end of January. A phased Class I full vertical permit followed on 9 April. Building department records list an estimated 250,397 square feet, and the site covers 1.2 acres.
What a planner holds today
The second quarter of 2028 is the one published completion window. Any narrower opening date stays unconfirmed until the developer issues one.
Units deliver fully furnished, and owners may lease their residences on a short-term basis throughout the year. The record publishes no minimum stay, no annual cap on rented nights, no licensing condition, no rental management arrangement and no nightly rate. A destination planner therefore has no inventory to hold at this address, and room blocks for a Wynwood programme stay with the district's existing hotels.
