A Residential Address Enters the Group Conversation
Ytech has 195 condominium residences under construction at 1428 Brickell Avenue. The tower reaches 70 stories and 861 feet. Third-party coverage of the groundbreaking carries 13 November 2024 datelines, and Ytech's own news page carries the release under 14 November 2024. Florida YIMBY reported on 3 September 2026 that completion is anticipated in late 2028.
This building carries a residential structure. The homes sell as private residences, and the release describes a resident-only, private, gated building. Neither the release nor the September 2026 report publishes a rental programme, a hotel flag or a management agreement.
The Amenity Floors a Group Could Use
The release puts more than 80,000 square feet of amenity across the top three floors, 850 feet above the city. Four entries bear on a group enquiry.
A private dining room carries a custom Vaselli kitchen. A two-story wine and art lounge sits in the same band. Office suites form a separate set. The Owner's Club runs curated food and beverage service with an on-site sommelier and event planning services for communal gatherings.
Three pools are included, one on the roof. The gym covers 10,000 square feet, with areas for weight training, HIIT and indoor-outdoor yoga. A juice and wellness bar, an immersive spa, a children's recreation center and an aquatic therapy area complete the list.
Services That Attach to a Residence
The release assigns an estate manager to each resident. That manager coordinates housekeeping, child and pet care, mail storage and in-unit deliveries. A wellness concierge arranges personal training, spa treatments and nutritional coaching. A porte-cochère runs 24/7 valet, porter and guard service.
Every service attaches to a residence. No rate card, no booking contact for outside functions and no stated policy on non-resident use appear in the documents. A planner who needs a contracted function space has no published route into this building.
Guest Suites Without a Rate Card
The amenity package lists fully furnished private guest suites. The release prints no count, no nightly rate and no reservation route. The suites serve residents who host visitors. A small executive group that wants a block of suites has no published channel here.
Which Brickell Venues the Record Names
The release names no partner venue. The 3 September 2026 report names one neighbouring building, Santander Tower at 1401 Brickell Avenue, for a crane rising through its structure. That reference describes a construction site.
No hotel, restaurant or event space appears in the release, the financing report or the construction update as a partner to 1428 Brickell.
Two Price Records for One Home Band
The November 2024 release quotes $3 million to $7 million for two- to four-bedroom homes of 1,800 to 4,000 square feet. The November 2025 financing report quotes $4.4 million to $10 million.
The penthouse records diverge the same way. The 2024 release describes one $60 million penthouse with 30-foot ceilings, seven bedrooms, nine bathrooms and two balconies over Biscayne Bay, plus additional penthouses from $8 million at 4,000 to 10,000 square feet. The 2025 report describes two upper penthouses valued at $60 million each and a Lower Penthouse Collection from $10 million to $20 million.
The Financing and the Sales Line
The financing package reached $565 million in November 2025. J.P. Morgan held the senior position, Sculptor Real Estate the junior position, and Melissa Rose and Brian Gaswirth of JLL Capital Markets arranged it. The same report puts sales above 60 percent.
Timing a 2028 Booking
Late 2028 is an anticipated date. The 3 September 2026 report places the tower at Level 25 with vertical construction continuing above Brickell Avenue. Neither document carries a certificate of occupancy date, a closing date or a handover schedule.
Terms to Settle Before a Programme
Five questions decide whether this address carries a group programme. Which spaces will accept a booking from a non-resident group. Who holds the function contract for the private dining room. Whether the guest suites take reservations from outside the resident roster. What the estate manager remit covers during a resident-hosted event. Which Brickell venues have agreed to pair with the tower for a multi-venue programme.
Until those answers exist, the tower stands as 195 private homes on Brickell Avenue. The 2028 group season will meet it on those terms.
