Brickell Group Blocks and the Meliá Residences Construction Window

Meliá Residences Miami is an eight-storey, 110-residence project under construction at 1120 SW 3rd Avenue, completing in 2027 with 14 months to delivery on its 19 October 2026 verification. A group planner gets the set-down, inspection and alternate-venue terms to settle before signing.

Meliá Residences Miami occupies a construction site at 1120 SW 3rd Avenue in Brickell. The project is eight storeys and 110 residences. The tracker lists it under construction, started in 2025 and completing in 2027, verified on 19 October 2026 with 14 months to delivery.

What the Building Offers a Group

The building sells private homes. The brochure's building amenities run a wellness centre, a restaurant and bar with an outdoor terrace, a rooftop panoramic jacuzzi, interactive gym equipment, a business centre and a high-ceiling lobby. The website lists the same set with a pool in place of the jacuzzi.

No divisible meeting room, capacity chart, ceiling height, load-in door, group rate or sales contact appears in the tracker, the brochure or the coverage of the top-off.

A group block in Brickell comes from an operating hotel. This project adds 110 residences to the corridor.

What the Site Looks Like After the May Top-Off

Florida YIMBY reported the top-off on 21 May 2026, in a piece published on 30 May 2026. The structure had reached final height and work moved to exterior and interior build-out.

A planner inspecting the block in late 2026 sees a finished frame and a fit-out in progress. The tracker's completion is 2027, so the fit-out runs through the year a planner is contracting.

The Curb on Southwest Third Avenue

The tracker, the brochure and the top-off coverage publish no maintenance-of-traffic plan, no lane-closure schedule, no delivery hours and no staging area. The building fronts SW 3rd Avenue at 1120.

Coach and shuttle access is the practical exposure. A group arrival needs a set-down point a driver can hold. Put the set-down location and one alternative in the contract.

An Inspection Visit With No Published Gallery

The sales site publishes a contact form and an invitation to a private in-person or virtual presentation. The sales centre sits at 150 Alhambra Circle, Suite 110, Coral Gables. The site publishes no model unit and no site-visit protocol.

A planner who wants to walk a comparable unit should request an appointment and ask which completed comparable the sales team can show.

Twenty Hotel Records Inside One Kilometre

OpenStreetMap returns 20 hotel records within a kilometre of the address on a 24 October 2026 read. The nearest branded property is Extended Stay America Miami Brickell at 213 metres. Hotel Indigo Miami Brickell sits 236 metres away, Aloft Miami Brickell 254, Novotel Miami Brickell 402, Homewood Suites by Hilton Miami Downtown/Brickell 499 and Hampton Inn & Suites Miami/Brickell-Downtown 506.

Six of those records carry room counts: Hotel Indigo 140 rooms, DUA Miami 124, SLS LUX 70, EAST 441, Brickell Arch 201 and Hyatt Centric 208. That is 1,184 rooms inside the same radius. Those are the buildings that can hold a general session, a banquet and a block.

Transit the Programme Can Rely On

The Brickell Metrorail station sits 491 metres from the address. The Shops at Mary Brickell Village sits 588 metres away, Brickell City Centre 801 metres and Brightline MiamiCentral 1,914 metres.

A programme built on Metrorail arrivals walks the last 491 metres. A programme built on Brightline arrivals carries a two-kilometre transfer, which becomes a coach movement or a rideshare leg for every delegate.

Nineteen Projects in the Same District

The tracker's pipeline counts 85 projects carrying 32,648 residences and keys, and Brickell holds 19 of them. The 2028 delivery window carries 19 projects and 7,841 units across the metro.

For a planner, that count reads as construction across the district over several years, on streets between the hotels and the venues. Ask every host property how it monitors active permits within walking distance.

Six Terms to Settle Before Signature

One: set-down and coach hold, with a named location, hours and a backup point. Two: site inspection access, with an appointment window and a named escort. Three: an alternate venue, named and inside walking distance, with a written right to move a session. Four: attrition and force majeure language that covers construction delay on the corridor. Five: the host property's statement of fit-out hours on adjacent sites. Six: rate protection if new supply opens early and the corridor reprices.

Each term puts a document behind an assumption.
