Twelve acres on NW 27th Avenue
The HueHub brings roughly 200,000 square feet of shared amenities to 12 acres at 8395 NW 27th Avenue in West Little River: seven towers at 35 stories, 4,032 studio to two-bedroom residences, and an $880 million cost. The project tracker calls it the largest Live Local Act development in Miami-Dade County.
The tracker and the development’s own site describe the same four uses a planner will scan: coworking and creative space, a learning centre or charter programme, ground-floor retail and dining, and a clinical use.
The four uses a programme can draw on
Coworking and creative space appears as a category. No seat count, room count or booking policy is published.
The learning centre appears in the tracker, and the project site calls the same use a comprehensive charter programme. No school operator, grade range or enrolment figure follows.
Retail and dining appears as ground-floor retail. No tenant, square footage or opening date is named.
The clinical use appears as urgent care in the tracker and primary care on the project site. No operator is named for either.
Each use serves residents and the surrounding neighbourhood. A programme that anchors here draws on neighbourhood services for its delegates.
The rent floor sets the catchment
The project site markets the apartments as furnished, from $1,327 a month. Florida YIMBY reported planned pricing of about $1,300 for a studio, $1,600 for a one-bedroom and $1,900 for a two-bedroom, and a commitment to reserve roughly 3,000 units at base rents for first responders and essential workers. Those figures describe the households that will use the amenity floors.
The construction clock as a contract term
Demolition began in March 2026, reported by Florida YIMBY on 8 March. Vertical work carries no start date.
The tracker records the roughly $600 million construction loan unclosed in June 2026 with three active suits, a July 2026 target to close at about 60 percent loan-to-cost, and an August 2026 court filing in which a lender revoked its term sheet and the developer’s counsel moved to withdraw from the Tauber litigation.
Completion is targeted for the second quarter of 2028. Twenty-one months separate the August 2026 record from that date, with seven towers of 35 stories still to rise.
Date every commitment to a milestone the developer controls. A programme that has to be served in 2027 has no anchor at this address.
Group inventory five kilometres south
The airport corridor about five kilometres south carries the nearest branded inventory: Hampton Inn Miami Airport East at 3449 NW 42nd Avenue (5.4 km), La Quinta Inn & Suites Miami Airport East at 3501 NW 42nd Avenue (5.4 km), Embassy Suites by Hilton Miami International Airport at 3974 NW South River Drive (5.2 km), and EB Hotel Miami at 4299 NW 36th Street (5.2 km). Distances are straight-line from the geocoded address.
OpenStreetMap also records the Budget Inn motel at 8929 NW 27th Avenue, 580 metres away, and Motel X at 7000 NW 27th Avenue at 1.35 kilometres.
None of those properties publishes a room count, a capacity chart or a group rate in this file. Confirm capacity and rate property by property before a client sees them.
Transit that has not started running
The project’s location page lists Northside Metrorail Station two minutes away, the Tri-Rail and Metrorail transfer station at five minutes, and Miami International Airport at ten minutes, all labelled as arrival estimates by car.
The same page describes the North Corridor transit project, a planned Metrorail station 150 feet from the site, and a shuttle service. No start date or funding line for the station appears. A delegate movement plan built on that station rests on a projection.
Clause set for a neighbourhood development
Where a programme relies on the amenity floors, write four clauses. A condition precedent tying every obligation to a certificate of occupancy for a named tower. A capacity warranty naming the room and stating the seat count. A substitution right to a named open property in the airport corridor. A mitigation credit triggered by a delay past a stated long-stop date.
Add a lender-action carve-out to the force majeure clause, the contracting entity named in full, and disclosure of pending litigation at signature. The tracker names Pablo Castro of Urban Network Capital and Laura Tauber as developers, so the contract should say which one signs.
What the record leaves open
The tracker prints an 85-project pipeline and 32,648 residences and keys under the West Little River label. The same totals print under other district labels on sibling pages, so read them as metro figures.
No group rate, occupancy series, absorption figure or meeting capacity appears in this file. Survey the corridor’s commercial meeting stock before a planner promises a client anything on this address.
