A Frontage Between Two Districts
Anantara Miami Resort & Residences is a 50-story, 650-foot tower at 3601 Biscayne Boulevard in Edgewater. The project record describes the site as the crossroads of the Design District and Wynwood.
One Thousand Group is the developer. Minor Hotels is the partner. The property is the Anantara brand’s first in the United States.
For a planner, the geography is the useful part. A programme based here can put two districts inside one walking footprint. The room count is the constraint. The hotel side of the tower is 50 suites.
Fifty Suites and Nothing Published on Meeting Space
Every version of the material carries 50 boutique hotel suites. No version carries a meeting space figure. The record publishes no boardroom, no ballroom, no breakout count and no square footage for group use.
The same gap runs through food and beverage. No outlet count is published. No rate position is published. No suite mix is published.
A planner can confirm 50 keys today. A planner cannot confirm that a single session can be held on site. Treat the property as a sleeping room base until the developer publishes otherwise, and build the session elsewhere in the corridor.
Two Counts of the Residential Side
The record’s description reads 100 private branded condominiums and 120 resort residences beside the 50-suite hotel. Its 17 June 2026 sales milestone reads 100 branded condos and 100 resort residences, for 200 units, plus the 50 hotel suites.
The hotel count holds at 50 in both. The residence count does not. The record’s own front page settles on 220 residences and 50 hotel keys. A planner quoting the residential side should name the count it came from.
The Calendar a Planner Can Use
The site closed in April 2026 as a 1.6-acre, multi-parcel East Edgewater assemblage from three sellers. Residence sales opened 17 June 2026 with ONE Sotheby’s International Realty as the exclusive firm.
Groundbreaking is expected in 2027. Completion is expected in 2030. The record labels both dates as estimates, and it prints the project status as Announced. No construction start has been published.
Two windows follow from that. A 2026 or 2027 programme cannot use this property. A 2030 programme can plan around it after a construction start is dated.
Fifty Keys Against 220 Homes
The tower carries 220 residences and 50 hotel keys on its own front page. Select residences are described as operating within the resort programme, which the record calls hotel flexibility.
That arrangement gives a group a second category of accommodation to ask about. It also gives the operator no published terms. The record carries no rental terms for residences inside the resort programme, no minimum stay and no inventory release rule. Ask the sales team to put those terms in writing before any block is quoted.
The Comp Set Inside Three Tenths of a Mile
The record lists ten projects within two miles. Seven sit inside three tenths of a mile of the site.
Cove Miami is listed under a tenth of a mile away, dated 2028 and under construction. Kempinski Residences Miami Design District is listed at a tenth of a mile, dated Q4 2029 and announced. ELLE Residences is listed at two tenths of a mile, dated 2028 and announced. 3333 Biscayne Boulevard is listed at two tenths of a mile, dated 2028 and breaking ground. FIVESIXTY is listed at two tenths of a mile, dated April 2027 and under construction. The Ursa is listed at three tenths of a mile, dated 2029 and announced. Fouquet’s Hotel and Residences, Miami Design District is listed at three tenths of a mile, dated 2030 and announced.
Two of those seven are under construction, one is breaking ground and four are announced. The record publishes no room count for any of them, so the corridor total stays unknown.
Where the Market Panel Puts the Peak
The project record’s market panel prints an 85-project pipeline under an Edgewater label and 32,648 residences and keys across its database. The publisher’s Miami market page carries the same 85 projects and 32,648 units, and dates the delivery peak to 2028 with 19 projects and 7,841 units.
That peak sits two years before the Anantara completion date. Corridor supply pressure and this property’s delivery run on different clocks. A planner contracting in 2027 or 2028 is buying into the peak. A planner contracting for 2030 is buying past it.
The Wellness Programme as Group Content
The record describes one amenity in detail: a wellness programme centred on vitality and longevity, with a private rooftop helipad above it.
No treatment inventory is published. No practitioner count is published. No programme hours are published. No spa or wellness operator is named.
A planner can sell the concept and cannot sell a schedule. Ask for the operating plan before writing wellness into an agenda.
Questions the Sales Team Has Not Answered
What group space exists, in square feet, and on which floor. Which food and beverage outlets will serve a group of 50. What the suite mix is. What rate band applies to a 2028 or 2029 programme. Who the general manager is. What the terms are for residences inside the resort programme.
The record answers none of these. It answers the address, the height, the suite count and the target year. Build the brief on those four and put the rest in writing to the developer.
