Cipriani Tops Out in Brickell With 397 Homes and No Meeting Space

The 80-floor, 397-home tower at 1420 South Miami Avenue topped out on 15 July 2026 at roughly 950 feet. The record estimates summer 2027 and prints Q4 2027 as the delivery quarter.

A 950-foot tower topped out on South Miami Avenue on 15 July 2026. Mast Capital developed it. Cipriani Residences Miami carries 397 homes across 80 floors and delivers on the record's own estimate of summer 2027. A group planner writing Brickell dates into 2027 needs the delivery quarter, the amenity terms and the coach access plan on that block.

The record on Markets of Tomorrow dates every milestone and publishes the amenity list in full. It publishes no meeting space and no hotel rooms.

What the topping out confirms

Mast Capital announced the project on 11 April 2023. Financing closed on 6 February 2024 at $600 million, with $350 million from Banco Inbursa and $250 million from Ascendant Capital Partners. Ground broke in October 2024. The tower passed 44 of 80 floors on 24 October 2025, cleared 872 feet in April 2026 and topped out on 15 July 2026 at roughly 950 feet.

The record describes it as the tallest residential tower south of New York. Arquitectonica designed it, 1508 London designed the interiors, Thornton Tomasetti was structural engineer and Moss was general contractor.

The structure is finished. Interior fit-out runs to delivery, and the site stays a working construction site until then.

The delivery window a group contract hinges on

The record carries two dates. The headline reads summer 2027 as an estimate. The projection module prints Q4 2027 as the delivery quarter. The April 2023 announcement carried 2026.

No month appears as a commitment, and the record carries no certificate of occupancy date. Write a quarter into the contract. A programme that promises summer 2027 inherits a date the developer has not fixed.

The amenity floor and who can enter it

The record lists 50,000 square feet of amenities. The set covers a resort-style pool deck, cabanas, a holistic spa and wellness floor, a screening room, business lounges, a residents club, a library, a kids club, a salon, a fitness center, a yoga studio, concierge, valet and security. A speakeasy sits on the 37th floor with views across Biscayne Bay.

Every one of those spaces sits inside a residential amenity programme. The record publishes no rate, no capacity and no booking contact for any of them. Phone numbers and email addresses for the developer, architect, contractor and sales agency sit behind the site's subscription gate.

Cipriani dining appears on the amenity list as a restaurant and private dining. The record publishes no cover count, no operating budget, no staffing figure and no opening hours. The 397 homes set the addressable market for that kitchen.

A group reaches the dining room through the operator, and no terms are published. Put the ask in writing before a client evening depends on it.

Street access on South Miami Avenue

The address is 1420 South Miami Avenue. The record publishes no curb plan, no loading bay, no drop-off zone and no parking count. Valet appears as an amenity with no operator named.

A coach set-down needs written confirmation for any date in the delivery window. Four questions cover it. Which curb is available for a coach. What hours apply on a weekday morning. Who controls the lane during a pour on a neighbouring site. What the fallback is when the avenue drops to one lane.

The neighbouring builds inside three tenths of a mile

The record places seven projects within 0.3 miles. 1428 Brickell sits under 0.1 miles away, under construction, late 2028. Seven Broadway sits under 0.1 miles away, announced, 2030. 1401 Brickell by Santander sits 0.2 miles away, under construction, 2029. Ora by Casa Tua sits 0.2 miles away, announced, 2030. 1040 S Miami sits 0.2 miles away with no published date. Mercedes-Benz Places sits 0.3 miles away, under construction, 2028. Summit Brickell sits 0.3 miles away, announced, 2029.

Three of the seven are under construction across the dates a 2027 group would hold. Surface access on that block moves more than once.

Four confirmation points before holding dates

Get the delivery quarter in writing. Get the amenity terms from the operator, with a rate for each space a group may use. Get the coach access plan for the 1420 block, dated against the neighbouring construction calendar. Name a fallback venue in the contract.

The record counts 85 projects in its Miami pipeline. Cipriani contributes 397 homes to that count.

The topping out date is fixed. The delivery quarter is not. Hold the quarter, confirm the amenity terms and the curb, and recheck the neighbouring calendar 90 days out.
