362 furnished homes at 99 SW 7th Street
LOFTY Brickell delivers 362 furnished residences at 99 SW 7th Street in August 2027. The tower runs 44 stories and 540 feet on the Miami River. Newgard Development Group and Two Roads Development develop the project. G.T. McDonald Enterprises holds the general contract.
A group planner reads the unit count as inventory. The count that decides a contract is the number of homes one signature can hold. That number sits outside the public record, because the building is a condominium and each home belongs to a buyer.
The project record describes the homes as fully furnished and short-term-rental-ready, with interiors by INC. Cervera Real Estate is the sales and marketing partner.
The unit mix a group books
The tower carries studios, one-bedroom and two-bedroom residences. The Penthouse Collection adds two-bedroom, three-bedroom and three-bedroom-plus-den plans. Arquitectonica is the architect.
The project publishes no square footage and no occupancy per plan. Ask the sales office for the unit schedule before you convert homes into beds.
What the rental permission leaves open
The declaration governs short-term rental. That document is not public, and neither are the association rules beneath it.
Three questions settle a group contract. Who operates the rental programme on delivery day? What minimum stay applies to nightly use? Does the declaration cap owner-run nights in a year?
Room-night arithmetic on a four-night block
Forty residences held for four nights produce 160 room-nights, the same total as one night in a 160-key hotel. At 44 stories and 362 homes, that block runs to roughly five floors.
Five floors means roughly forty owners, forty sets of dates and forty agreements. A management programme aggregates those agreements. The project names no manager, so the planner either aggregates them or waits for the programme.
The full building held for four nights produces 1,448 room-nights. That figure describes the asset. Sales stood above 94 percent when the general contractor was named in December 2023, which leaves under 22 homes unsold at that rate against a block of 40.
The amenity floor
The amenities run to roughly 40,000 square feet. The published list carries a private marina, a resort-style pool deck, a fitness centre, a spa, a cigar lounge and co-working space.
The list gives no meeting-room capacity and no floor. A group needs capacities before it books a general session. Capacities come from the amenity schedule.
Where the inventory comes from in 2027
Construction began 31 January 2023. The tower topped out on 16 January 2026 and the architectural crown went on in June 2026. Completion is set for August 2027, and the tracker prints Q3 2027 in its projection block at $1,850 a square foot, modelled from 6 comparable launches.
Two towers share the podium. The Standard Residences Brickell rises 46 stories with 422 homes beside LOFTY's 362, for 784 residences on the site. A group that needs more than one tower's inventory books across both.
Five documents to obtain before a contract
The association declaration, with its rental and minimum-stay clauses. The rental management agreement, with the operator named. The unit schedule, with bed counts and square footage. The amenity booking rules, with capacities. The delivery certificate, with the first date a residence can be occupied.
None of the five is public. Each one sits in the sales office or with the association.
The 2027 Miami calendar
The Miami residences tracker counts 11 projects delivering 1,627 homes in 2027 and names The Standard Residences Brickell as that year's marquee arrival. It counts 19 projects and 7,841 homes in 2028, and it lists 19 Brickell projects among the 95 it tracks. The page carries a 26 October 2026 stamp.
LOFTY's 362 homes equal 22.2 percent of the 2027 bucket on that count. Eleven projects opening in one year put staff, contractors and opening teams into the same short-term market. A planner booking August 2027 books against that calendar.
